What does Seal Property Packaging actually do?
We find, analyse and negotiate property investment opportunities for investors.
Instead of spending hours searching properties, checking comparables, crunching numbers and negotiating yourself, we do the groundwork for you.
You build the portfolio. We’ll help keep the opportunities coming.
Do I need to be an experienced property investor?
No.
We work with investors at different stages — from people looking to make their first property investment to experienced investors who want to grow their portfolio without sourcing every opportunity themselves.
If you’re newer to property, having experienced people as part of your power team means you don’t have to know everything before you start moving.
Do I need all the money in place before you can source a deal for me?
Not necessarily.
Some of our investors use their own capital, while others purchase using finance, private investors, joint ventures or a combination.
The money doesn’t always have to come first. Sometimes, the deal does.
A strong opportunity gives you something tangible to fund, structure or take to an investor. You’ll need an appropriate funding strategy before proceeding with a purchase, but you don’t necessarily need every piece in place before working with us.
What’s the difference between the Investor List and your bespoke sourcing service?
Our Investor List is the simplest way to tell us what types of opportunities you’re interested in, so we can keep you in mind when something relevant becomes available.
Our bespoke sourcing service goes further. We take the time to understand what you’re trying to achieve, your preferred strategies, locations, resources and timescale — and actively source with those requirements in mind.
What types of property deals do you source?
We source opportunities across a range of property investment strategies, including flips, BRR (Buy, Refurbish, Refinance), buy-to-let and other value-add opportunities.
We’re not interested in finding a property simply because it’s cheap.
We’re looking for opportunities where the numbers, strategy and potential make sense.
What do I actually receive when you find a deal?
More than a property link.
Finding the property is only the beginning.
We do the work behind the opportunity — researching the area, digging into the numbers, checking sold comparables, considering refurbishment costs and exploring potential strategies and exits.
At the appropriate stage, our detailed deal analysis can include purchase and acquisition figures, comparables, refurbishment estimates, end-value assumptions, potential strategies, exits and projected financials relevant to the opportunity.
So when a deal lands in front of you, you’re not starting from scratch. The homework’s already been done.
What happens if you find me a deal and I don’t want it?
You don’t buy it.
A good deal still needs to be the right deal for you.
We’re interested in building long-term relationships with investors, not putting somebody into a property simply because we have one available.
